That' looks like a nice little chunk of dirt. I was negotiating with a seller for a 30 acre piece near Donegal but this individual held very hard to their asking price. Based upon the local area and the recent sales prices I just thought it was a tad high, so I thanked them for their time. I looked at your location but it's just to far for me. Now...if we could just winch it a little closer to the Pittsburgh side of the world..........

Aren't you Murrysville'ish ? I'd say you taking the pike, you can get there in 2.15 - 2.30, no ? Beats a few of my pals who have camps in Austin-Costello area of Potter. They stare at 5 or so hrs from extreme SW PA.

It depends upon whether or not your camp is worth a two hour drive, fleroo. Mine is. The drive from Saint Thomas to my corner of Heaven is pretty close to 2 1/2 hours, but worth every second of it.

While hunting on my property, which is about 4-5 miles north of Glenn's place, I'd often have trespassers from Johnstown, Greensburg or Pittsburgh wandering around. Many traveled via the turnpike to Breezewood and then headed south. I travel by way of Route 30 and 522 or I-80 and I-70. Takes an hour either way but nicer roads by Interstate.
Every time I wonder down around Glenn's place I'd see turkey or deer. And, a real plus is that it's not too far from the Road Kill Cafe when you get hungry!

Dave, you might be surprised at how cheaply you can get an adequate structure to meet needs for overnight stays. For example, this outfit just west of Bedford will put a cabin type structure together and put it on a site for what seems to be a reasonable price. www.shawneestructures.com/camping-price.htmlWhen our old camp (Camp Bucktail) burned a few years ago, the guys decided to go that route and bought a 14' X 40' structure. They paid about $8,000 for it and have done the interior finishing themselves. It is more than adequate for their needs. A friend had a small camp along the Juniata, Bedford Co. in the 70's. Kinda bordered Shawnee S.P. Remember a little shack on 31 called "Dew Drop Inn" in Mann's Choice. We would make that drive in about 2.5. That area would be closer to you Dave, and appears to be a good 45 min to 1 hr from Glenn's ?

It looks like Juanita is about a 2 hour drive. Again...for me that's a "drive". For that distance I'd likely look towards the Conneautte Lake area as I hunted in that area when I was a kid. My Grandparents once owned a farm up there so I know many places to go.
As for the structures Mutt has mentioned, I've looked at those, but the issue is that I can't do any physical labor. And to be that's a big hurdle to overcome. My wife and I have discussed buying a camp, but we have enough on our hands (her hands) keeping up with one place, let alone two. So, that's why I was looking to keep it simple and just looking for nearby land only. No grass to cut....no leaky roofs, none of that "stuff."
And I'm cheap. I make pennies squeak. In fact, I train my pennies to sound like turkeys so I don't have to call in my spring gobblers!!!!

Some more data.. the major reason I am considering selling one or more of these parcels is to put the money into a beach place. Loggy is making fishing and crabbing seem like more fun than sitting in a cold tree and I really don't have any more room on the wall! These two parcels are separately deeded. They adjoin. A fella could later sell one separately. I am talking to a Realtor at Juniata Realty. Before I make any committments with a Realtor, I thought I would offer it to the community. The location is only about 1.5 hours from the Capitol and Baltimore beltways. About the same distance from the east Pittsburgh area.

Bump before I talk to the Realtor. I have decided to offer the property three different ways: 1) 38+/- parcel with old house and stocked bass pond. Hard road frontage. Electric at the house. 2) 21 acres (two parcels 10 & 11 adjoining) Hard road frontage. 3) All together for a total of about 59-60 acres. All three parcels are separately deeded. All registered in Clean and Green for low taxes. Wildlife forest management select cut complete about three years ago. A fella who buys the 21 or all three could later on sell one or more parcels, or transfer them to family. I have looked at comparables in the area and I have a price in mind that I think is very attractive considering location, easy access, etc. High Tech outhouse comes with sale!

Sounds like a great investment for some young family, yet it seems folks would rather live on concrete, watch TV and let their computer raise their kids.
I think they are afraid of that grass stuff.
